We spent a bit getting our house and yard setup as we wanted it after we moved in last year and then settled into a retirement budget, only to have a couple of issues with the house, finding the people that did the flip cheaped out on the insulation and problems with the AC unit and hence unexpected expenses

Ugh! That totally sucks. I've been in that position too. My wife and I just did a small reno in our bathroom. Took out a medicine cabinet and put up a mirror. Turned into a much bigger job because the previous owner had cut through the studs!
